involves – Supervises and directs maintenance personnel during a
specific shift in installation, repair, and maintenance of all base
building and critical systems machinery and equipment. Responsible
for supervising and leading your shifts operating team onsite ,
including administrative functions like work order assignment,
payroll, and other functions as requested by the Operations Manager
. Assumes the Operations Manager responsibilities when the Manager
is not onsite. What is your day to day? Management Supervises and
directs maintenance of staff on shift and monitors performance of
their assigned responsibilities. Performs and/or directs the
performance of all maintenance departmental service requests,
ensuring that work performed in these areas is accomplished
efficient with a minimum amount of disruption and inconvenience.
Ensures accuracy of work order assignment in Corrigo, technicians
timely work order completion relative to expected SLA’s, and
consistent and effective communication to all parties in all
situations(including emergencies), via use of the escalation call
tree. Responsible to monitor and validate employees payroll via
applicable payroll system. Assists Procurement Specialist as needed
in ensuring the availability of an adequate operating inventory of
tools and supplies. Specific duties include, but not limited to:
preparing and submitting purchase order requests, developing
sources for stock materials and performing periodic checks for
supplies. Safety Checks malfunctioning equipment and ascertains
corrective action required to restore to satisfactory operating
condition. Supervises and implements the preventative maintenance
program. Specific duties include but are not limited to: scheduling
of preventative maintenance with a minimum disruption of building
services, performing and/or delegating preventative maintenance
tasks to the appropriately qualified maintenance staff member,
assist procurement specialist as needed with order parts and
equipment required for repair, maintenance and installations of new
equipment and facilities, and maintains inventory. Complies with
departmental policy for the safe storage, usage, and disposal of
hazardous materials. Maintains a clean and safe workplace. Training
Provides training and supervision aimed at expanding the
capabilities of the operations staff. Specific duties include, but
not limited to: demonstrating the proper use and care of tools and
instruments, giving hands-on instruction in basic maintenance,
safety, and troubleshooting procedures, recommending relevant
outside engineering courses for enrollment and instilling an
overall level of professionalism in manner and appearance.
Operations, Maintenance & Repair (OM&R) Possess hands-on skills
and knowledge to complete required repairs and maintenance on
commercial buildings and building systems (including, but not
limited to: HVAC, Electrical, Plumbing, Vertical Transportation,
Life Safety, Roofs, Structure, Parking Lots and Roads) using
industry standard tools and in accordance with all codes, laws, and
regulations. Audit employees preventative maintenance and repair
service work on HVAC, mechanical, plumbing, electrical, and various
other building systems to maintain the properties in peak
operational conditions. Customer Service Knowledge of principles
and processes for providing customer and personal services. This
includes customer needs assessment, meeting quality standards for
services, and evaluation of customer satisfaction. Build
relationships between the client and the JLL team to foster an
workplace of trust and partnership. As part of the leadership team
provide consistent and effective communication, especially in
emergent situations as needed to the client and JLL Leadership.
Physical Requirements Ability to lift 50 pounds. Ability to bend,
sit, kneel, squat, stand, reach and lay as required to access
equipment components for extended periods of time. Ability to work
exposed to heat, sunlight, rain, cold, daylight and nighttime hours
as required. Desired experience and technical skills Required 2
years of trade schooling in electrical system design,
refrigeration, and HVAC. 5 years of experience in facility/plant
engineering maintenance. 5 years of experience in
supervision/leadership roles. Exposure to HVAC, fluid
handling/pumping, fluid filtering, mechanical systems, welding and
electrical systems engineering and operation. Ability to analyze
the operation of various systems, determine the cause of any
problems/malfunctions and take corrective action as required
Ability to effectively use computers and computer programs;
including Microsoft Office Suite. Skill in use of the Internet to
navigate to and use web-based applications. Possess excellent
communications skills both written and verbal. Preferred Stationary
Engineer License and/or Universal EPA 608 Certification. This
position does not provide visa sponsorship. Candidates must be
